When I read your inquiry I had to chuckle.
I am sorry, but you are a tad bit late for what you are looking for. The “Cheeta” Loans- (Stated Income) loans went the way of the dinosaurs and unicorns.
As for a $60K manufactured home- I assumed you are looking in a park– that is defined as “personal property” not “real” property- I cannot do loans on personal property.
Regarding your recent BK- my advice is to NEVER NEVER NEVER be late EVER EVER EVER on ANYTHING. Also, you need to reestablish credit– you will need to wait at least 4 years and have pristine credit and money in the bank.
I know this is not what you wanted to hear, but the reality is people with 800 credit scores, 2 Million in the bank, putting 25% down on a property, STILL have to have a full documentation loan.
Let this be a time for you to start a vision and a plan of what you want to do and be in 5 years and being your journey today.
